Yesterday we hosted our weekly REsimpli Mastermind session — an open Q&A with Sharad Mehta, REsimpli’s founder. Sharad walked through his business setup, current marketing mix, AI use, a couple of product/UX items raised by attendees, and what’s coming in the next platform update. Below is a recap of the major topics discussed.
Topic: Sharad’s business snapshot
Market: Invests in Northwest Indiana (about 30–45 minutes outside downtown Chicago); has done ~800–900 deals in that market.
Current residence/team: Lives in Carlsbad, CA. Team includes a project manager (Corona, CA), an acquisition manager in Indiana, and one team member in the Philippines.
Property management: Manages roughly 6,350 units for clients; about 50 units are owned personally.
2026 outlook: Expecting ~25–30 deals this year; currently has 9 properties under contract from Paper Lead. Minimum ROI target for deals is ~2.5x.
Operational note: This year has had unusual storm-related disruptions affecting operations.
Topic: Marketing mix — what’s working
Challenge: Choosing where to invest limited marketing dollars and which channels to double down on.
Advice:
Direct mail: Sharad called direct mail the most consistent long-term channel. It’s often the most expensive per touch but performs reliably year after year.
Inbound (PPC/PPL/Google AdWords): Uses a vendor called Wholesaling PPC for Google Ads — Sharad reported good results when using the right provider. Inbound leads tend to be more motivated; you generally need fewer inbound leads to get a deal versus outbound.
Outbound (cold calling/texting): Uses a third-party cold-calling provider, Easy Button Leads (paid annually). Outbound requires higher volume but builds sales reps and pipeline depth.
Other sources: MLS and other wholesalers for flip/wholesale inventory; local Facebook groups have produced deals (Sharad mentioned one Facebook-sourced deal that netted ~$10–11k).
Key Insight:
Direct mail provides consistent long-term returns; inbound leads are higher intent; outbound needs more volume and reps to scale.
Topic: AI in operations and a scheduling/timezone problem
Challenge: Using Agentic AI for follow-up and appointment scheduling created timezone mismatches and double-bookings for a user in Mountain Standard Time.
What happened:
Agentic AI was scheduling appointments without reliably confirming the seller’s intended timezone, leading to calendar conflicts for the agent.
Sharad’s plan/Advice:
Short-term fix: Have the AI ask a simple confirmation question during appointment scheduling — “What time zone are you in?” — or confirm property location/time zone before booking.
Notes on implementation: Texting flows have more context and time to determine timezone (property address, area code fallback). Live calls are trickier because they happen in real time without that buffer.
Follow-up: Sharad will send the recording to Tyler (product/engineering) and work on a fix to reduce double bookings and improve timezone handling.
Topic: Product UX request — opening multiple leads in tabs
Challenge: Users want to open multiple lead pages at once (CTRL/CMD + click) to speed lead work, but current interface required right-click -> open new tab for each lead.
Sharad’s response:
He noted the team will review the request and consider it for the next major release.
Product roadmap: A major new release (6.0 / “2.0” rebuild) is about four weeks out — built from scratch. Because of that, the current product won’t be heavily changed before the new release, but the team will consider adding this capability in the next version.
Topic: General product update cadence and calls
Sharad said the team may pause or cancel weekly calls until they go live with the next update (around 4 weeks out, factoring in holidays). They’ll announce whether calls resume before or after the release.
Direct mail targeting: absentee owners, >=30% equity, >=5 years ownership
Best advice from the session
Direct mail remains the most consistent long-term marketing channel; invest in a focused list and scale spend if you want predictability.
Use inbound channels (PPC/PPL) when you have the ability to convert higher-intent leads efficiently.
Outbound (cold calling/texting) builds reps and volume but requires higher throughput.
When using AI for scheduling, explicitly confirm timezone/location to avoid double bookings — especially important for national lead coverage.
Product feedback matters — submit workflow improvements (like opening multiple leads in tabs) so they can be considered in major releases.
