Challenge: Real estate investing is primarily a marketing business — if you can’t measure it you can’t scale it.

Advice:

  • Sharad’s direct mail rules: absentee owners with 30%+ equity, 5+ years ownership, exclude owners with multiple properties (mail only once). Initial list ~15k–16k, deduped to ~8k–9k for ongoing mail.
  • Cadence: mail every 6–8 weeks. Yellow letters proved effective alongside postcards.

Key Insight: 

Direct mail may not have the single highest ROI but it’s reliably consistent — and systemized list rules + cadence drive that consistency.

Topic: Campaign Phone Numbers & 6.0 Flexibility

Challenge: Today you need a phone number tied to each campaign to attribute leads; that can be costly and complex for many channels.

Advice:

  • Current version: attach a tracking number per campaign (use separate numbers for radio/TV stations or different direct-mail lists).
  • 6.0: major change — you can create many campaigns without requiring a phone number. You’ll get flexible options: attach phone numbers where needed, or use one number for multiple campaigns while still retaining attribution via the new infrastructure.

Challenge: 6.0 is effectively a new platform; customers and support need coordinated rollout and training.

At launch:

  • Included for all plans: call summary, AI intent detection on incoming calls/texts (can run automations based on intent), and MLS comps + AI comps (30-day trial).
  • Automations will support AI intent as a trigger/action.
  • Delayed (coming ~1–2 months later):
  • Autonomous AI lead match and some autonomous AI agents — these will get separate release dates to avoid overloading the main launch.
